Located in a large rural plot of about 3.5 acres (14,000 sq m) filled mainly with olive trees, Luigi’s Place is less than 15 minutes drive away from the charming old town of Ceglie (a well known gastronomic centre). Access is from country lanes off the Ceglie/Martina Franca road. Martina is not much further away, and Ostuni (the famous ‘White City’) is about 25 minutes away. The villa is about 20 km from the nearest beach, and both the Adriatic and Ionian coasts are easily accessible.

The villa comprises excellent and ample living space with the main building on an elevated part giving out onto an elevated terrace overlooking its own land and the countryside beyond. This upper part contains the living, dining and kitchen areas as well as three bedrooms, each with an en suite bathroom. One of these bedrooms has its own access to the terrace and can be locked off from the living area – ideal for bed & breakfast letting. Beneath the terrace, accessed by external stairs, are two further bedrooms, each with independent entrances and en suite facilities. This level is also ideal for bed & breakfast letting as well as teenage children, guests, etc.

The living, dining and kitchen areas all have doors onto the terrace (as well as the end bedroom mentioned above) bringing it into play as an additional space for relaxing and al fresco eating. The end bedroom and the living, dining and kitchen areas are located under four parallel barrel vaulted roofs in traditional Puglian style and, in addition, there is an original fireplace in the living area. The property has been renovated to an extremely high standard by our local builder, Vincenzo, who has a wealth of experience in renovating traditional Puglian properties. Although incorporating traditional features as described, not having the planning restrictions of a trullo has allowed us to use larger windows than are common in this type of property resulting in a very light and airy feel to the house.

The land with the villa is large and there is plenty of space for a swimming pool, and indeed one could be sited in front of the sun terrace. Although a pool is not offered with the property, we are advised that permission to make one would be forthcoming and we are able to recommend suitable contractors should a purchaser wish to proceed with one. An area to the side of the villa has a traditional Italian oven, or forno, which is a nice feature.

The property has both central heating and air conditioning, and offers magnificent accommodation for a family or someone wanting sufficient room for visitors or relatives, or to let out up to three bedrooms on a B&B basis while preserving the privacy of the main quarters. The location is quiet and rural, yet the facilities of a large town such as Martina Franca are only a few minutes away. Overall, this is a unique property which is superb value for its size and level of finish compared with what is available in other holiday regions.
